This is not a book but should be, maybe some day something similar will be. I call it a collection as it is assemblage from the thousands of articles I read in pursuit of the best consumer articles written on real estate blogs in 2007. It is organized as a book with links to the websites they were originally posted on.

The idea came to me that this information was so good, rather than posting them here and there and naming the winners, that I should provide this collection. I realized in doing so that I was offering the consumer what I started blogging to offer, great consumer information.

I hope you enjoy this collection, I enjoyed the hundreds of hours I consumed in reading them and bringing them to you.

Why isnt my home selling?

So your home is up for sale, the listing agent has your home listed on the local MLS, you have the sign in the front yard, you have prepped/”staged” the home (IE: finished all minor/major repairs) and lets assume that the home is priced is right.  Why hasn’t your home sold yet?  Lets look at some possible factors of why the buyers are not making offers.

I notice something that is happening across the country that may be important. Owners of golf courses are selling them, some to developers.

How about that? You pay a premium price to buy a home on a golf course and the golf course goes away to a development. Last month Kathleen and I looked at a beautiful home, on a golf course, in the North Tacoma area. Research and a little luck tells us this golf course is one that is being offered to developers. My oh my.

In summary, private courses may be gone a few years after you purchase on them.

Fraud is an important topic.

Is your home really rented? You need it to be to get the new home mortgage

It seems harmless, tell the lender your home is sold. Then you won’t have to count that payment in your debts. You desperately want that new home and can’t have two mortgage payments and qualify.

But then the underwriter wants a document to prove it is a pending sale, the purchase and sale agreement wil do. Well, you have a lot of activity on your old home, it well sell. So it seems harmless and you have a buddy draft a phoney agreement to buy your home. You won’t make him follow through with it, it is just for the bank.

This is fraud and could put perpetrators of this in jail.
